1. Who this agreement is with
These Terms of Service ("Terms") are an agreement between you ("User," "you," "Landlord," or "Tenant" as applicable) and [Company Legal Name] ("HubLogix," "we," "us," "our"), governing your access to and use of the HubLogix website, web application, and any related mobile applications (collectively, the "Service"). By creating an account or using the Service, you agree to these Terms.
2. Eligibility
You must be at least 18 years old and able to form a binding contract to use the Service. If you're using the Service on behalf of a company or other entity, you represent that you have authority to bind that entity to these Terms.
3. Accounts and roles
- Landlord accounts manage properties, units, tenants, leases,
rent, inspections, maintenance, and documents.
- Tenant accounts are invited by a Landlord and have limited access
scoped to their own unit/lease.
- You're responsible for maintaining the confidentiality of your login
credentials and for all activity under your account. Notify us immediately at [support email] of any unauthorized use.
4. Subscription plans, billing, and cancellation
- HubLogix offers Free, Standard, and Pro subscription plans, and an
optional Compliance Add-on, as described on our Pricing page. Plan features and pricing may change with notice.
- Paid plans are billed in advance on a monthly or annual basis via our
payment processor (Stripe). By subscribing, you authorize us to charge your payment method on a recurring basis until you cancel.
- You may cancel at any time; cancellation takes effect at the end of
the current billing period. We do not provide refunds for partial billing periods except where required by law.
- If payment fails, we may suspend access to paid features until
payment is resolved, without deleting your underlying data for a reasonable grace period (see Section 9).
5. Rent payments and Landlord-Tenant transactions
- On Pro plans, HubLogix facilitates online rent collection between
Tenants and Landlords using Stripe Connect. HubLogix is a technology platform, not a party to the lease, not a collections agency, and not a bank. We do not guarantee that any Tenant will pay rent, that any Landlord will properly apply or refund payments, or that any payment will process on any particular timeline.
- Landlords and Tenants remain solely responsible for the terms of
their own lease agreements and for complying with applicable landlord-tenant law in their jurisdiction.
- Payment processing is provided by Stripe and subject to Stripe's own
terms. HubLogix is not responsible for Stripe's acts, omissions, or service interruptions.
6. Tenant screening reports
- HubLogix allows Landlords to upload, store, and organize tenant
screening reports obtained from third-party screening providers. HubLogix does not generate, verify, or guarantee the accuracy of any screening report, and is not a "consumer reporting agency" under the Fair Credit Reporting Act ("FCRA").
- Landlords are solely responsible for: (a) obtaining any required
tenant consent before requesting a screening report; (b) using screening reports only for permissible purposes under FCRA and applicable state law; (c) providing any legally required adverse action notices to rejected applicants; and (d) complying with all applicable screening-related laws, including local "ban the box," source-of-income, and fair housing ordinances.
- HubLogix disclaims all liability arising from a Landlord's use or
misuse of screening reports or screening data.
7. Housing voucher / subsidy compliance features
- The Compliance Add-on and Pro plan include tools intended to help
Landlords organize voucher-related paperwork, recertification dates, and inspection checklists (including Housing Quality Standards reference items). These tools are organizational aids only.
- HubLogix does not guarantee compliance with HUD requirements, any
Public Housing Authority's specific requirements, or any inspection outcome. Landlords remain solely responsible for actual compliance with all applicable housing authority and HUD requirements.
8. Fair housing and nondiscrimination
Landlords using the Service must comply with the federal Fair Housing Act and all applicable state and local fair housing and anti- discrimination laws, including laws prohibiting discrimination based on source of income (including housing voucher status) where applicable. HubLogix prohibits use of the Service to screen, reject, or otherwise treat applicants or tenants in violation of applicable fair housing law, and reserves the right to suspend or terminate accounts found to be doing so.
9. Your data
- You retain ownership of the data you submit to the Service
(property, tenant, lease, financial, and document data — "Your Data").
- You grant HubLogix a license to host, store, process, and display
Your Data solely as necessary to provide the Service.
- Upon cancellation or termination, we will retain Your Data for
[30/60/90] days to allow export or reactivation, after which it may be deleted, except where retention is required by law (e.g., payment records).

data.
10. Acceptable use
You agree not to:
- Use the Service for any unlawful purpose, including housing
discrimination or fraud;
- Upload false, misleading, or fraudulent screening, inspection, or
payment information;
- Attempt to access another user's account or data without
authorization;
- Reverse-engineer, scrape, or resell the Service without our written
consent;
- Interfere with or disrupt the Service's infrastructure.
11. Intellectual property
The Service, including its software, design, and content (excluding Your Data), is owned by [Company Legal Name] and protected by intellectual property law. These Terms grant you a limited, non-exclusive, non-transferable license to use the Service — nothing here transfers ownership of the Service to you.
12. Third-party services
The Service integrates with third-party providers, including Stripe (payments/billing) and Supabase (hosting/database/storage), and may integrate with tenant screening providers you connect. Your use of those integrations is also subject to those providers' own terms. We are not responsible for third-party service outages or errors.
13. Disclaimers
THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT. HUBLOGIX DOES NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR THAT IT SATISFIES ANY PARTICULAR LEGAL, REGULATORY, OR HOUSING-AUTHORITY REQUIREMENT. HUBLOGIX IS NOT A LAW FIRM AND DOES NOT PROVIDE LEGAL ADVICE; NOTHING IN THE SERVICE SHOULD BE TREATED AS LEGAL ADVICE REGARDING LANDLORD-TENANT LAW, FAIR HOUSING LAW, OR HOUSING VOUCHER COMPLIANCE.
14. Limitation of liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, HUBLOGIX AND ITS OFFICERS, EMPLOYEES, AND AFFILIATES WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF RENT, PROFITS, DATA, OR GOODWILL, ARISING FROM YOUR USE OF THE SERVICE. OUR TOTAL LIABILITY FOR ANY CLAIM ARISING FROM THESE TERMS OR THE SERVICE WILL NOT EXCEED THE GREATER OF (A) THE AMOUNT YOU PAID US IN THE 12 MONTHS BEFORE THE CLAIM AROSE, OR (B) $100.

15. Indemnification
You agree to indemnify and hold HubLogix harmless from claims, damages, and expenses (including reasonable attorneys' fees) arising from: your use of the Service, your violation of these Terms, your violation of any law (including fair housing or landlord-tenant law), or a dispute between a Landlord and Tenant.
16. Termination
We may suspend or terminate your account for violation of these Terms, including fraudulent use, illegal discrimination, or non-payment. You may terminate your account at any time through account settings.
17. Governing law and dispute resolution
